Think you’ve found your dream home and can’t wait to move in? Before you commit to purchasing the house and rush to put your own property on the market, it’s a good idea to contract a chartered surveyor to conduct the necessary surveys.
If you have never purchased a house before, or someone has recommended the services of a chartered surveyor (but you don’t quite know how they’ll help), let’s make sure you find out everything you need to know before getting started on your homebuying journey.
What are chartered surveyors?
If your new home needs any kind of condition survey, then it is chartered surveyors who will conduct these assessments and provide you with a full report on the property’s condition. They will assess the home for any existing defects or areas of concern that may cost you in the future, or warrant a drop in the asking price, and offer expert advice to help you make an informed decision when purchasing the home.
At JTM Building Consultancy, all of our surveyors are highly experienced members of the Royal Institution of Chartered Surveyors (RICS), and we offer our services to homes across the Midlands and London. We conduct a range of surveys, from RICS Home Surveys to Specific Defects Surveys, and it would probably be much quicker to list which services we don’t provide, but our specialisms include:
- Conducting RICS Home Surveys, including Level 1, Level 2, and Level 3
- Providing independent residential surveys
- Assessing the viability of a proposed extension, alteration, etc
- Assessing particular areas of concern with specific defects surveys
- Conducting costing repairs
- Providing accurate reports on all findings
Do I need a chartered surveyor?
The term ‘home survey’, rather than ‘house survey’, covers a vast range of residential property types, including terraced, detached, and semi-detached houses, cottages, flats, bungalows, maisonettes, converted properties, period properties and new builds. Essentially, if you are buying a property to live in, even if it appears to be in good condition, then you should get in touch with us to discuss the surveys required before you finalise the purchase.
Whilst these surveys are not a legal requirement, they are highly recommended, particularly if your property ticks any of the following criteria:
- The property is listed or old
- The property is in poor condition, or you are unsure of the property’s overall condition
- There are any known structural defects
- You’re planning extensive renovations or alterations
- There is an ongoing or predicted party wall dispute
How does this benefit me?
By having your property surveyed before the sale is finalised, you are able to move forward with all the information you need to make an informed decision.
This means that:
- You can complete the sale with all the facts and full peace of mind
- You avoid becoming liable for any repair costs later on
- You avoid the knock-on effect of having major building works to correct any pre-existing issues
Our services will also save you time, stress, and money across the homebuying process, particularly if our impartial findings allow you to renegotiate the terms of the sale. We will act on your behalf and represent your interests throughout this process, and you can trust our detailed surveys to help you make the right decision for your investment, family, and future.
